What To Consider When Buying A Doer-Upper House

There are many reasons you might be in the market for a ‘doer-upper’ house. It could be that you are on a budget constraint and would prefer to buy somewhere cheaper, then spend the time doing it up gradually. It might be that you want more flexibility with the rooms you have in your home, or perhaps you just want a new project to take on. No matter what it is, buying a doer-upper home is a great thing to get stuck into, but you do need to be aware of what comes with it. Here are some things you need to think about before you commit, so you know what you’re in for.

Is it purely cosmetic changes needed, or something more?

Some doer-upper houses just need cosmetic changes such as new flooring and decor to the walls. You might decide to rip down some walls or change the layout, but the majority of it is purely cosmetic. Others might have more deep-rooted issues such as mold or damp, structural problems, or need things like their plumbing sorted and electrics. It’s important you speak to a reputable plumber and builder who can help you sort these and make sure they comply with regulations and are all done properly. This can help you to avoid problems further down the line and make sure it’s safe too.

What your budget is

Another really important thing to consider when you’re buying a doer-upper house, is what your budget is. It might be that you have plenty to spend on the property itself, but you don’t factor in enough for the renovations. You want to work out how much you have to spend across it all and the less you can spend on the actual property, and the more you can spend on doing it up, can sometimes be better – just be wary if it’s priced too low as there might be a reason for this that you find out later!

Ask yourself how long you want to live there for

The next thing you need to think about is how long you want to live in the property for. Are you wanting somewhere that you can raise a family in? Or is this a stop gap before you move elsewhere? If you are planning on staying there for the foreseeable, make sure it’s fit for all the purposes you need, such as having room for a nursery, a study, or outside space for a pet. When renovating, you want to make sure you have the right rooms that will fit these purposes.
